# Selling a house with solar in Johannesburg: the paperwork you'll need

**Short answer:** When you sell, you have to hand over a valid electrical Certificate of Compliance that covers the solar system, and in Johannesburg the system should also be registered with City Power. Get both sorted before you sign the offer to purchase, not after. Most solar-related transfer delays happen because sellers find out what's missing once the conveyancer asks for it.

Here's what buyers, estate agents and conveyancers are likely to ask for, why each document matters, and what to do if yours are missing.

## The Certificate of Compliance Has to Include the Solar

Under the Electrical Installation Regulations, the owner of a property may not allow a change of ownership if the electrical Certificate of Compliance (CoC) is older than two years. In practice, that means most sellers need a fresh inspection and a new CoC before transfer.

The CoC covers the wiring, isolators, protection and switchgear that connect your solar system to the house. If the solar went in after your last CoC, it should have come with its own CoC from the installer. If it didn't, the electrician doing your pre-sale inspection will find work that isn't certified, and it will need to be put right before they can sign off.

Who pays? Usually the seller, though the sale agreement can say otherwise. Read our guides to [what a CoC does and doesn't mean](https://cleanvolts.co.za/guides/solar-certificate-of-compliance) and [what to do if your solar has no CoC](https://cleanvolts.co.za/guides/no-coc-for-solar).

## SSEG Registration With City Power

No national law makes solar registration a condition of transfer. But City Power requires grid-connected systems in its supply area to be registered as small-scale embedded generation (SSEG), and unregistered systems can face penalties or disconnection. Buyers and their conveyancers increasingly ask about it, because the obligation passes to them on the day they take ownership.

If your system isn't registered, start the process early. It can take a while, and registering can move you from prepaid to postpaid billing. Our guide to [SSEG registration in Johannesburg](https://cleanvolts.co.za/guides/sseg-registration-johannesburg) explains the steps.

## Who Actually Owns the System?

This catches more sellers out than anything else. If your solar is on a rental, subscription or rent-to-own plan, the equipment may belong to the provider, not to you. You can't sell what you don't own.

- **Rental or subscription:** check whether the contract can transfer to the buyer, whether the provider will remove the system, or whether you need to settle it.
- **Financed through your bond:** the system is part of the property and is settled with the bond on transfer.
- **Personal loan or retailer finance:** you still owe the lender, sale or no sale. Factor it into your numbers.

Whatever the arrangement, say so clearly in the offer to purchase.

## Disclose It Properly

Since 2022, the Property Practitioners Act has required sellers to complete a mandatory disclosure form listing known defects. A solar system that trips, a battery that no longer holds its charge, or an installation you know isn't certified all belong on that form.

A voetstoots clause won't protect a seller who knowingly hides a defect. Disclosing it, and pricing it in, is cheaper than a dispute after transfer.

## The Handover Pack Buyers Will Thank You For

Put these together in one folder for the agent and the buyer:

- The current electrical CoC, plus any CoC issued when the solar was installed or changed
- Proof of SSEG registration or City Power's approval
- Installer invoices listing every component by make and model
- Warranty documents and serial numbers for the panels, inverter and battery. Some manufacturers need warranties re-registered in the new owner's name, so check.
- A wiring diagram or as-built drawing, if you have one
- Login details for the monitoring app, to be transferred on the day
- Any maintenance or service records

A complete pack does two things: it keeps the transfer moving, and it shows a buyer that the system has been looked after, which is what makes solar a selling point rather than a question mark.

## Frequently Asked Questions

### Does solar add value to my house?

It can, especially with electricity prices rising every July. But a buyer will only pay for a system they can trust. Without a CoC, registration and warranties, solar becomes something to negotiate down rather than a reason to pay more.

### Can I take my solar system with me?

Only if the sale agreement says so. Fixed installations usually stay with the house unless they are specifically excluded in the offer to purchase.

### My installer has closed. Can I still get a CoC?

Yes. Any registered electrical contractor can inspect the installation and issue a CoC once it complies. See [what to do when your installer has gone out of business](https://cleanvolts.co.za/guides/solar-installer-out-of-business).

## Where We Fit In

A Solar Health Check before you list tells you whether the system will pass a CoC inspection, whether it's registered, and what needs fixing first, so there are no surprises once the offer is signed. Where work is needed, a registered electrical contractor does it and issues the CoC. Estate agents and conveyancers can [refer clients to us](https://cleanvolts.co.za/estate-agents) too.

We work across Blairgowrie, Linden, Randburg, Ferndale, Northcliff, Fairland, Emmarentia, Greenside, Parkhurst and the suburbs around them.
